Ive recently finalised settlement and had used Ellens services. As a first home purchase, I appreciated Ellens recommendations with her suggested clauses and conditions before I made my offers. I felt fairly prepared as she gave me really good wordings to use. Ellen and her team was fairly quick and prompt when it comes to responses as well. Finally, Ellen and her team was really good in terms of following up and making sure the settlement was completed on the scheduled date. There were a few hiccups along the way and because of that I regretfully will only rate her services 3/5. Ellen was not transparent with the fees and quoted me x amount and 2 weeks before settlement increased her fees by significant amount. Overall, I saved almost $400 from triple checking my fees and following up with Ellen and her team. There was a particular that was never explained to me until I had to check the statement of adjustment that was generated 2 weeks before settlement. It would be good if I had some sort of indication when signing the service agreement, engagement letter or in the initial quotation. Ellen and her team also recommended me to use various of her add on services such as recommending purchasing a final copy (cost $100+) after settlement is completed. Initially I wasnt sure if I needed and almost went ahead based on her recommendation but had checked with my broker who told me that the bank does all this checks too so I didnt need it at all. Little things like this add up and as someone who is new to the industry, I felt like my best interest was not looked after by own support team. There were a few more hiccups during the process which made it frustrating. However Ellen and her team did a good job to get the work completed in a punctual manner. I wouldnt recommend her service to my first home buyer and seller friends but if youre experienced then its different.
