Natalie Daws handled my land settlement. We had an encumbrance on the property, and she explained all the details regarding the requirements for construction on the land, but intentionally failed to disclose that there was a 90% buy back clause, knowing full well that I am seeking a loan for 95%. This was only disclosed to me by the lender when I was supposed to settle and caused significant delays to my settlement, and I had to incur unnecessary costs as a result. She then told us if we paid $660, the buy-back clause would be amended so that I could obtain the 95% loan. We requested the clause be removed altogether, which was agreed if we paid $880, and we had to do to that to avoid further delays to my settlement. So, you can imagine my bewilderment, when the Settlement Statement contained another $440 fee for the removal of the same. So, what then was the $880 for? I requested a refund of that amount, but she did even respond to me about it. Even after my settlement, it took some few days for her to even send me the Settlement Statement. Furthermore, prior to settlement, though she sent me the vendor's Notice to Settle, she did not expressly mention that my settlement deposit had increased from $7k to nearly $11k. Only when I was about to transfer the funds, she slyly mentioned this to me in the last minute, as if I would have a casual $3k lying around like that to throw away. I asked her on what grounds the vendor was charging that, she said it was interest for delaying settlement and that there was a clause that allowed it but did not mention which one. At this point, I was also questioning whether she was even working in my best interests or on behalf of the vendor. We disputed this interest charge because we had not exceeded the deadline on the Notice. Upon push back, she immediately removed it. Again, she thought she could make a few quick bucks off of us. After settlement, the vendor's side even told us that they thought we would not be able to meet the settlement date, which is strange because I'm not sure who would've fed them this false news. It seems that Natalie had talks with the vendor and told them to serve the Notice, given how land prices are going up by the day, she might've struck a sweet deal with the vendors that "I can get you a better price if you can serve the notice because the buyer won't settle anytime soon and I'll make sure of it" (and she certainly tried). Even though she was the one purposely delaying my settlement on the other side. Then she included the extra $3k+ onto my already growing list of fees and charges to pickpocket even more. When I asked her to explain these, she stopped answering my calls and texts, and no response to my email now. I told her I would have no choice but to take the matter higher, but she did not budge. Just from the sickly-sweet voice where she talks in a slow and robotic manner, to her mishandling of my settlement. It seems that sometime after my engaging her services, her interests changed and she was no longer prioritising my settlement but instead putting the vendor or another third party's interests above my own, and this has strained and frustrated the settlement process. Based on the above, I unfortunately cannot give Natalie Daws a good review or recommend her service. If I were you, I would proceed with caution because she seems to be lining her back pocket along the way with inexplicable fees and charges based on some unknown clause buried deep somewhere in the paperwork but won't actually specify which one it is when you ask. Thank you.

Daws Conveyancing has guided me through 3 x property settlements and Natalies attention to detail is exemplary. She went through the contracts with a fine tooth comb to ensure I was fully aware of any conditions and picked up errors. I recommend Natalie and Daws Conveyancing without hesitation.

Having to do my settlement all remote, it was lovely to know it was handled flawlessly and the process was explained enough that I had the correct expectations set. Would highly recommend and would be coming back in future.
