I found that Gavin gave 110% to sell my property. He only acts as an agent for a few properties at a time and he is fully involved in each sale from start to finish. I found his advice was excellent and practical. I liked his straightforward, direct approach. He came well prepared for our first meeting and clearly had extensive knowledge of real estate transactions in the area. I highly recommend Gavin Langridge Real Estate.

I have chosen GP langridge for my rental property management. Couple of factors behind choosing them was clear communication and the property agent was the co-owner so I had peace of mind that my property manager wont change every year. One of the main reasons I kept a property manager was to handle any disputes or issues that could come along the way as otherwise I dont think there is any need of a person to collect and submit rent in my account in modern days where everything is so convenient and electronic. I recently decided to sell the property and finished my term with them and that is where I had very bad experience. The property manager has done no check on property handover/cleanup and asked me to come for the exchange of keys. Much to my disappointment property was not cleaned at all by the tenants and was told by my agent that its in a great condition. I visited property and while I was viewing the first bedroom, saw lots of scuff marks inside the cupboard, broken door handle, missing light holder, cobwebs and dust everywhere - i told him the obvious problems. In return, quite rudely he kept on saying its wear n tear & asked me to leave the premises. I persistently viewed the property and listed all issues on which he asked me to choose between cleaning property or getting few broken stuff fixed. It was such a disappointment to deal with him. For someone who charges 8% property management fee and guides you incorrectly. He also misguided me that if I go to tribunal, it will put all transactions on my property on hold. I understand this was said so I quickly agree in taking over my property in a bad condition. On my check with the tribunal team, this was incorrect info. In nutshell, I will not recommend James property manager. Go with the regular agencies who cares for the brand name.

Totally disagree with San. My experience with GP Langridge has been very satisfying and 100% professional in every aspect.

Gavin and the team at GP Langridge are doing a great job looking after our rental properties. The team are professional, friendly and always deliver what they promise. We most certainly recommend and appreciate their unbeatable service.
