I made an investment through Smart Capital Investment firm on a construction property - Paddington 10 on the 2nd of November, 2017. I was meant to get my initial capital back plus the dividend 6 months later. However, it took them over a year to sell the property (May 28th, 2019). I had initially invested $50,000 for a dividend of $6000. After the property was sold on the market they had told me that I had lost 30% of the initial investment because the property had sold below previous market appraisals (from $2.3m to $1.9m). They gave me two options either I choose to take the initial capital ($50,000) back at 70% ($35,000) or roll over the $35,000 into an established monthly income product. I chose option 1 and when I did inform them about my decision, they told me that they will be sending the remaining capital of $35,000 to my bank account in a weeks time. First a week passed. Then two weeks. Then one month. Then it started to drag on for months. It took them 9 months to pay me the remaining $35,000 and it was through installments (no interest paid for a period of 9-months not even a dollar). It was a living nightmare. Whenever I called, nobody would answer not even the receptionist. They would totally ignore you and when they do answer your calls all they would say not enough cash flow coming in. This is a warning to those who might want to invest their money with this company or any of their associates. My reviews keep getting removed because I am telling the truth and warning other future investors of the risks involved. Just recently the managing director of Smart Capital Group Brent Stevens offered me ($15,000 to be paid in 4 equal instalments) if I "remove my review or update it to a positive one, 5 star ". Future investors, would you ever want to invest your money with a property financial investment company which resort to dodgy schemes and tactics??? I have learnt from my mistake and have moved on. Dont invest your money with (Smart Capital Property and Development) or (estate baron). They are so dodgy that they keep changing their company name. The risk of losing your money is inevitable. Run for your life.
