We initially engaged Home Loan Experts on the 29th of December 2022 after reading the reviews online. To our pleasant surprise, they made contact almost instantly and kicked off the whole process fairly quick. We believed those were good signs... but by 15th of February 2023, a month and a half later, we had no mortgage, no recommendations for options, no faith in Home Loan Experts, and a whole lot of stress during an already stressful time. They weren't even able to verify our identity. I'll admit that our case was unique in the fact that we were moving to Australia from New Zealand. I remained in my current job and my partner was starting a new job in Melbourne. Due to logistics with pets, my partner moved to Melbourne first and I stayed behind in Auckland to organise all the necessary things for the big move on that end. We had over 20% deposit and provided Home Load Experts with all the required information. We explained our situation to them several times, told them that I am still in NZ, and we were informed that it shouldn't be an issue. A slightly difficult case for sure, but that is why you engage with a mortgage broker. If it was just to contact the bank and send them documents, then they would not be needed. We dealt with Rojina who was helpful to begin with, but as time went on was clearly completely out of her depth. A month and a half in, after being told that they have found lenders willing to work with us, got our hopes up, I went to Melbourne for over a week to inspect potential properties. We found 3 places of interest that we wanted to place an offer on. Only on February 6th, over a month later, we were advised by Rojina that 2 banks are willing to proceed with an AIP, with one Australian payslip being the only outstanding condition. After deciding to go with CBA, all we were informed was needed is to: - Sign the CBA Application Form - Sign the "Customer Acknowledgement" section - Electronic Customer Consent Form for Video VOI - Verification of Identity where as part of the Broker's compliance, a colleague will need to conduct a video call to verify your IDs. We would have to hold your Passports and he will take a screenshot. On the 8th of February, Rojina informed us that she is only just preparing for submission of documents. On the 9th we managed to verify our identities (or so we thought). On the 9th they submitted the application. We engaged a conveyancer to review all appropriate documents before putting in an offer. On February 13th, suddenly the bank needed our driver licenses (even though we've already supplied them) as further verification. We sent them our NZ licenses, but the bank requested Australian licenses or for us to go into a branch to verify physically, with the exact same IDs. As Rojina knew, I was already back in Auckland and that was not an option. A lot of back and forth proceeded with the end response being that it is not possible while I am still in New Zealand. A month and a half of getting our hopes up, screwing us around, with absolutely nothing to show for it. They couldn't even manage to verify our identities. I have no idea how they are still running a business. The stress of losing out on a potential dream home that they caused is completely unacceptable. There is nothing expert about this company. Luckily, we engaged a different mortgage broker on 14th of February as we sensed that we weren't going to get anywhere with the Home Loan Experts and I am glad to say that we did manage to secure the property we wanted. Mortgage Advice Bureau managed, with the exact same limitations and the exact same information, to not only verify our identities, but to get us a pre-approval on the 23rd of February. Again, in 9 days, with the exact same limitations of me still being in NZ and payslip issues, with all the exact same information and documentation, the Mortgage Advice Bureau managed to get as an unconditional pre-approval while the Home Loan "Experts" couldn't even verify our identities in a month and a half.
